- Yes. Great Birchwood has a 12-month holiday licence, allowing owners to enjoy their holiday home throughout the year. Please note that holiday homes are for leisure use and cannot be used as your sole or permanent residence.
Can I arrange a park tour or lodge viewing?
Of course. Our friendly team would be happy to show you around Great Birchwood, discuss the available plots and take you through our range of holiday homes and luxury lodges. Simply get in touch with us to arrange a convenient time to visit.
What are the annual site fees?
Our current annual site fees are £3,898 including VAT for the 12-month term. Our team can also explain any additional running costs and answer any questions you may have before purchasing.
Do I need to pay council tax for my Holiday Home?
No, providing your holiday home is being used for holiday purposes and is not your sole or main residence, you would not normally pay Council Tax on it. Great Birchwood is a holiday park rather than a residential park, so your holiday home cannot be used as your permanent residence.
What is the process to buying a Holiday Home?
- Initial Enquiry: Contact us via phone, email, or our website.
- Park Visit and Home Viewing: Tour the park and available homes with our team.
- Choose Your Plot: Select your plot and discuss custom options.
- Part Exchange (if applicable): Provide details of your current home for assessment.
- Purchase Agreement: Review and sign the purchase and site licence agreements.
- Finalise Payment: Complete payment, including any part exchange arrangements.
- Move-In and Orientation: Arrange move-in and get setup assistance from our team.
- Enjoy Your New Holiday Home: Settle in and enjoy your new lifestyle.

Can I bring my Caravan from another park?
Currently, we are unable to accommodate moving your existing caravan onto our site. However, we do offer the option to part-exchange your holiday home for one of the holiday homes we have available for sale at Great Birchwood Leisure Village.
